South San Francisco’s Housing Development
May 15, 2026 · Newsletter archive
Hello San Bruno Neighbors!
South San Francisco is entering a dynamic new phase of growth, with housing construction emerging as a key driver of the city’s evolving landscape. Once known primarily for its industrial and biotech roots, the city is now seeing a surge in multifamily residential development aimed at addressing long-standing housing shortages across the Peninsula. Recent projects highlight a shift toward larger, transit-oriented communities designed to support both local workers and commuters, reflecting broader Bay Area trends.
Several major developments are currently underway or recently approved, signaling a meaningful expansion of the housing supply. A 480-unit apartment project on San Mateo Avenue, which began construction in 2025, is one of the most prominent examples, featuring a mix of unit types and a portion dedicated to affordable housing. In addition, multiple large-scale residential projects near transit hubs, some approaching 400 to 550 units, underscore the city’s growing emphasis on density and accessibility. Looking ahead, long-term projects such as the planned 800-unit mixed-income development near Mission Road further demonstrate the city’s commitment to expanding both market-rate and affordable housing options.
Despite this progress, South San Francisco’s housing market remains competitive, with demand continuing to outpace supply across much of the region. While new construction is expected to gradually improve inventory, factors such as construction costs, financing challenges, and regional affordability pressures continue to shape the pace of development. As these new communities take shape, they are poised not only to add much-needed housing, but also to redefine neighborhoods with enhanced amenities, improved transit access, and a stronger sense of community for residents in the years ahead.
